DESIGN & PLANNING

BUILDING WITH MORRIS HOMES

By this stage we have built your trust and proven we can offer you something that no one else can. At Morris Homes we pride ourselves on going above and beyond to meet and exceed your expectations. This is our guarantee to you!

Stage 1

Accepting Building Tender

Upon acceptance of your Morris Homes building tender you will be required to pay $3,500.00 deposit for a standard design & $5,500.00 for a custom design. Morris Homes will arrange a contour survey & working drawings.

​If you decide we don’t have a design for you, don’t worry! We have a team of architects ready to customise your design to suit your site & your needs. All you will need is a detailed design brief and we will do the rest.

Stage 2

Building agreement

Working drawings & your Building Agreement are prepared. You will be required to sign the agreement and pay the balance of 5%, less the deposit already paid of the contract price.

 

This must be paid within 14 days of the agreement & drawings being presented to maintain a fixed price.

Stage 3

Internal/External
Colour & Fixture Selections

Upon receiving payment of 5% deposit Morris Homes will organise your colours & fixtures appointments with our interior/exterior designers. Don’t quite know how you want your dream home to look. No need to worry, you will be guided the whole way through by our experienced colour consultants.

Stage 4

Approval Process

Morris Homes will take the hassle out of what can be a stressful process to say the least. Our procurement, lodgement and approvals process includes your BASIX report, notifications to all Statutory Authorities (including water, gas & electricity), Engineering details, Council Application, approval & the appointment of the PCA (Principal Certifying Authority) in the procurement of your Construction Certificate. We will organise all the necessary requirements to turn your dream home from plans to a reality.

Stage 5

Building Approval & Commencement

Upon receiving construction approvals Morris Homes will request a Lender’s Authority to Commence Construction (LACC) or formal proof of construction funding. Once Morris Homes has received this written authority to commence building works from your financier, it’s time for the fun part - time to commence construction.

Progress Payments

  1. Deposit – 5% less previously paid amount

  2. Slab Down – 20%

  3. Roof Frame Complete – 25%

  4. Close-up Complete – 20%

  5. Painting & Fixing Complete – 20%

  6. Completion – 10%
